Description
Prestigious high level farm holyday residence (3 ears of wheat according to French agritourism classifications). It has been renovated with sobriety and in full respect of its authenticity by using selected materials. Our property is 5 hectares and is located on the summit of a hill (210 m. above sea level) overlooking the "Pays de Cocagne". The guests may enjoy pleasant walks in beneath our trees and along the mulberry alleys flanked by ancient box trees or in a small natural wood richly inhabited by birds, rabbits and squirrels.
There is a 12x6 swimming pool which the guests may share with the owner. It is in conformity with all the French laws in matter of security and is open from May to September.
The house has all possible comforts. It has four rooms with private bathrooms (large comfortable showers) and three independent toilets. Each room may be furnished with either a double bed (180x200) or with two single beds (90x200). In the living room there is a convertible sofa (140x190). The kitchen is fully equipped and has a fridge, a freezer, hot plates, microwave oven, dish washer, all the necessary small household appliances and kitchenware for at least 12 people. There is a large chimney.

In the winter, other than the chimney, there is a double combustion wood stove with electro-convectors. There is a large room for seminars, cultural stages (buffet possible on request) as well as a multitude of games for children, a billiard and a table football.

Surroundings
We are 5 km from Lavaur, a small town of 10,000 inhabitants, where you may find all the necessary stores. The property is situated in the midst of delightful hills: it is the so-called "Pays de la Cocagne". There are different towns in the surroundings among which Gaillac and its vineyards, Albi, Cordes and its fortifications, Castres and the National Park of the Haut Languedoc as well as Carcassonne and its Medieval town.
Half an hour from Tolosa, the pink city, and two from the Pyrenees and from Spain. Only three hours from the Mediterranean (Cap d'Agde) and from the Atlantic ocean (Biarritz). Only four hours from Barcellona.

Food, wine and craftsRenowned products: goose and all derived products among which especially the fois gras. The Castelnaudary cassoulet (stewed pork with beans and herbs) is universally known as is the wine of Caillac. The area, moreover, produces different kinds of cheese, grows different varieties of fruit and is known for both its game and its different biological products which may be found in many of the local markets. |

Booking Policy: After having booked through RJ, the structure will require the advance of an ulterior 12% which is to be paid directly to the owner. The full payment must be done at least 60 days before arrival through check (excepted exclusively if of French banks) or bank transfer (directly to the owner). Cancellation: In case of cancellation prior to 90 days before expected arrival, the owner will reimburse (within 30 days) 50% of the advance. In case of cancellation 90 to 60 days prior to expected arrival, 25% will be reimbursed. Should the cancellation be within the 60 days prior to expected arrival, the entirety of the advance will be retained.
